Once we have a general design solution, we take time in this phase to develop the design even further. A lot of times the initial design meets the wishes, but reality of existing site conditions, or budget concerns, or structural requirements tell us that we need to modify the design even further. It really is in this phase that all hands should be on deck (the architect, builder, owner and consultants). I cannot express enough the value of being in constant communication with everyone at this point. It saves greatly on changes being made in the field – which generally translates into cost savings for clients.
