Folks are often confused about this phase. I hear often how builders tell clients that they do the project management and that it is not a necessary phase for them to hire their architect for. But there is a misunderstanding. We don’t want to do the type of project management they are referring to – that much is true. However, when changes are made by the client, or are due to unforeseen circumstances, then follow up is needed by the architect to help modify drawings and specifications. Also, if a client does not live in the same area as their project, they can rely on their architect to make regular site visits to ensure the design intent is being followed, and can formally document the construction progress for them, and also help review things like shop drawings and pay requests (invoices given to them from the builder) etc. The purpose is to help the client manage the architectural side of the project – not the contractor or his/her construction.
